Greater Brandon Area Active Listings:

The Greater Brandon Area is a growing and active group of communities with new listings coming on the market all the time. Active properties on the market currently total 1,170 with the average list price of $201,090.





Greater Brandon Area Sold/Sale Pending Listings:

Currently, there are 822 properties with pending sales. In December 2011, 186 properties closed, they were on the market for 98 days before they went pending and 157 days before they closed. The average sale price for December’s sold homes was $155,741. The ratio of the average original list price to the average sold price was sold was 92% which means on average, sellers received 92% of the asking price for their home.

Absorption Rate/Supply:

The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about three months to sell all of the current active listings, without adding any new homes for sale.
