Greater Brandon Area Active Listings:

The Greater Brandon Area is a growing and active group of communities with new listings coming on the market all the time. Active properties on the market currently total 1,019 with the average list price of $219,249.

Greater Brandon Area Sold/Sale Pending Listings:

Currently, there are 1,058 properties with pending sales. In April 2012, 276 properties closed, they were on the market for 101 days before they went pending and 160 days before they closed. The average sale price for April’s sold homes was $153,816. The ratio of the average original list price to the average sold price was sold was 93% which means on average, sellers received 93% of the asking price for their home.

Absorption Rate/Supply:

The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about five months to sell all of the current active listings, without adding any new homes for sale.

The average sale price for March’s sold homes was $156,415. The ratio of the average original list price to the average sold price was sold was 91% which means on average, sellers received 91% of the asking price for their home.

Currently, there are 955 properties with pending sales. In February 2012, 207 properties closed, they were on the market for 100 days before they went pending and 163 days before they closed. The average sale price for February’s sold homes was $152,949. The ratio of the average original list price to the average sold price was sold was 90% which means on average, sellers received 90% of the asking price for their home.

2011 Sales In Fish Hawk Trails

I am proud to tell you in 2011, of the 21 homes that were listed and sold in Fish Hawk Trails, I sold 7. 12 of the 21 sales were listings sold by an agent that only had 1 listing sale in Fish Hawk Trails for the entire year. Only myself and one other agent sold more than 1 listing, the other agent selling 2 listings (against my 7).

Ever wondered what the local market here in the Greater Brandon Area is doing? We have been tracking the number of showings our listings have had over the past year and the great news is, year to date at the end of February 2012, showings were up over 66% over the same period in 2011. There are potential buyers out there actually taking the time to go out and look at homes and are not just looking on the internet.

This is great news and this increase has also been reflected in the number of my listings that I have sold to date in 2012 compared to 2011. Over 37% more of my listings have sold in 2012 compared to the same period in 2011.

FHA Streamline Refinance Changes

There is some important news for those of you who have an FHA mortgage. The changes mean that if you have an FHA mortgage, you can refinance it. This applies even if you have negative equity or a bad credit score. No job, income or credit score verifications are done and no appraisal is conducted!

Read below to see if you qualify to refinance your mortgage.

The FHA Streamline Refinance program is a refinance program for people with FHA mortgages. The program is open to homeowners in all 50 states and there are just 3 approval criteria:

You must have made at least 6 payments on your current FHA mortgage.
You must not have made a late payment on your mortgage going back 12 months.
Your refinance must have “purpose” (i.e. lower rate; switch from ARM to fixed-rate)

There is no income verifications; no job verifications; no credit score verifications and no home appraisal.

The FHA Streamline Refinance is the original mortgage for “underwater homeowners”, it does not matter what your home loan to value is — your home’s value is completely ignored. Homeowners are not allowed to increase their loan balances with the program.

In the past banks have largely ignored the program’s no verification instructions. That is not what was intended by the FHA so some changes are being made. These changes mean that banks will not be penalized for a FHA Streamline Refinance loan that goes bad.

If you have had your application for a FHA Streamline Refinance application previously denied, or maybe you never applied because you were out of work or your credit score was too low. Now is the time to re-apply. It’s time to drop that rate.
